Job Description
Job Title: Custodial Working Manager Status: non-exempt
Department: Operations
Immediate Supervisor: Account Manager/Operations Manager

Summary
Responsible for the maintenance of an assigned building(s), its premises and the facilities within, keeping
them safe and clean. Works together with the assigned custodial staff team toward meeting the objective.


ESSENTIAL DUTIES AND RESPONSIBILITIES
1.0 Custodial
1.1 Clean and maintain designated spaces inside/outside the facility on a daily basis
1.2 Sweep, mop, edge sweep, vacuum, scrub floors, clean, dust/wipe equipment (high and low)
and polish furniture, clean restrooms and take trash out
1.3 Assure safety during inclement weather may include: shoveling, salting, and provide slip
protection on wet floors
1.4 Keeps all equipment in a good state of repair and cleanliness
1.5 Sweep debris from beams, remove stickers and labels from equipment and floor
1.6 Maintains building and facility keeping it clean an organized, including dumpster, grounds,
and custodial closets.

2.0 Administrative Function/Operation Functions
2.1 Performs daily janitorial duties in support of the departmental mission. Provides
continuity of janitorial services under emergency conditions or unique circumstances by
performing janitorial duties directly related to the emergency conditions or as the situation
dictates
2.2 Supervises the activities of the janitorial staff by using both verbal and written instructions in
compliance with the guidelines provided by the immediate supervisor and using independent
judgment in instances not covered by the guidelines
2.3 Ensures the janitorial services meet the needs of the facility and established janitorial
guidelines by scheduling work activities and adjusting workloads to compensate for
scheduled and unscheduled absences, changing priorities and special custodial projects
2.4 Ensures the quality of the janitorial services meet established guidelines by inspecting the
work of custodial personnel and directing corrective measures to be taken when necessary to
meet those guidelines
2.5 Develops an effective team of janitorial personnel by instructing all employees in the proper
methods and use of materials and equipment for safe and efficient work performance
2.6 Maintains janitorial equipment and supplies necessary to perform job duties
2.7 Advises the immediate supervisor of the condition of the building/facilities
2.8 Assists with ensuring specified contract services are provided by the contractor by inspecting
the work performed and advising the immediate Operations Manager when shortcomings or
other deficiencies are noted
2.9 Assigns equipment to crews and projects for maximum efficiency and productivity
2.10 Coordinates replacement equipment as needed
2.11 Identifies and recommends cost-saving initiatives
2.12 Remains competent and current by attending training and/or courses required by immediate
supervisor.


3.0 Safety and Security
3.1 Maintains a safe working environment.
3.2 Ensures all doors, windows, entrances/exits are securely closed and locked if last to leave the
building
3.3 Applies cleaning chemicals according to safety standards.


4.0 Customer Relations
4.1 Addresses customer's complaints and resolves problems


5.0 Work Quality
5.1 Ensures all jobs are completed according to schedule


6.0 Communication
6.1 Communicates shift needs and tasks to workers, re-assigning and re-directing work as needed
6.2 Notifies Operations Manager of any employee shortages or production issues
6.3 Reports shift activity to Operations Manager
6.4 Reports all equipment problems to Operations Manager
6.5 Communicates any non-compliance of company's policies and expectations
6.6 Attends office meetings as requested by Operations Manager or Supervisor
6.7 Available via cell phone during work hours

QUALIFICATIONS: Applicants must be able to perform this job successfully and be able to perform

Education and/or Experience
o High school diploma or general education degree (GED); or 1 year of related experience and/or
training; or equivalent combination of education and experience.
Preferred Experience
o On year certificate from college or technical school; or 2 years related experience and/or training;
or equivalent combination of education and experience.
Language Skills
o Ability to read and interpret documents such as safety rules, operating and maintenance
instructions and procedure manuals. Ability to write routine reports and correspondence. Ability
to speak effectively before groups of customers or employees of organization.
Mathematical Skills
o Ability to add, subtract, multiply and divide in all units of measure, using whole numbers,
common fractions and decimals. Ability to compute rate, ration and percent and to draw and
interpret graphs.
Reasoning Ability
o Ability to define problems, collects data, establish facts and draw valid conclusions. Ability to
interpret an extensive variety of technical instructions in mathematical or diagram form and deal
with several abstract and concrete variables.
Technical Knowledge and Skills
o Must have in-depth knowledge or equipment and company policies.
o Must be self-motivated and be able to work independently.
